Targus was retained to perform environmental site assessments (Phase I ESAs) for a portfolio of public charter elementary, middle, and high school campuses in north and central Texas. The properties typically encompassed approximately one to six acres of land improved with buildings constructed as early as the 1980s to late 2000s. Property surroundings for the schools ranged from retail centers to industrial facilities. Prior to construction of the on-site structures, the properties were utilized for a multitude of operations which included railyards, correctional centers, and vacant land. One of the noteworthy current uses was automotive service training.
Targus performed the Phase I ESAs in an effort to identify the potential presence of recognized environmental conditions associated with the subject properties and surrounding areas. Responsibilities included data review, historical records review, public records, regulatory agency interaction, and site reconnaissance in an effort to identify past or current uses or occupancies of concern at the schools or nearby facilities. In particular, the assessments considered the potential for vapor migration in light of the sensitive occupant populations.
After conducting a thorough investigation, none of the assessments revealed evidence of recognized environmental conditions.
