Targus was retained to perform environmental site assessments (Phase I ESAs) for a portfolio of public charter high school campuses distributed across the North Texas region. The properties typically encompassed approximately one to four acres of land improved with buildings constructed in approximately 1983 and 1994. Former uses, and properties surrounding the schools, included vacant land, public schools, auto sales and service, and industrial facilities. Prior to being utilized for educational purposes, the properties housed former tenants of varying operations.
Targus performed the Phase I ESAs in an effort to identify the potential presence of recognized environmental conditions associated with the subject properties and surrounding areas. Responsibilities included data review, historical records review, public records, regulatory agency interaction, and site reconnaissance in an effort to identify past or current uses or occupancies of concern at the schools or nearby facilities. In particular, the assessments considered the potential for vapor migration in light of the sensitive occupant populations.
After conducting a thorough investigation, none of the assessments revealed evidence of recognized environmental conditions.
